What does a general contractor manage?

A general contractor coordinates the overall construction work described in the agreement. Responsibilities may include subcontractors, materials, scheduling, site activity, permitting coordination, inspections, and closeout. The proposal and contract should identify those responsibilities, along with any work assigned to the owner or separate professionals. Our role is to bring the agreed construction scope together so the different parts of the project can move forward in a coordinated way.

Do I need finished plans before contacting you?

No. You can reach out with an idea, inspiration images, preliminary drawings, or completed plans. The information available determines how specific the initial discussion can be. We can help identify what is needed next, including architectural or engineering input where appropriate. Detailed construction pricing requires a sufficiently developed scope.

What should I send with my project inquiry?

Start with the property location, photos, a description of the work, your approximate budget range, and your preferred timeframe. Include plans, surveys, or association remodeling guidelines if available. Tell us whether the property will be occupied during construction and whether you have a specific deadline. You do not need every detail settled to start the conversation.

Budgets and Proposals

How much does a home remodel cost in Naples?

The cost depends on what is being changed, the existing conditions, finish selections, building systems, and access. Replacing finishes within a working layout is a different scope from moving walls, relocating plumbing, and renovating several rooms. We review the actual project to develop meaningful pricing. A useful budget also accounts for design work, applicable fees, owner purchases, and a contingency appropriate to the project.

Can you estimate my project from photos?

Photos can support an initial discussion, but they do not reveal everything needed for a construction proposal. Dimensions, hidden conditions, installation requirements, access, and the intended scope may need further review. Share photos to help us understand the project; we can then explain what additional information or site evaluation is needed for pricing.

Why can two contractors quote very different prices?

The proposals may include different quantities, materials, preparation, trade work, allowances, or exclusions. One may cover demolition and disposal while another leaves those items out. Compare the work behind the total: what is included, who supplies materials, what remains an estimate, and how changes will be handled. Our GC consulting services can support a defined proposal review.

What is an allowance in a construction proposal?

An allowance is an amount included for an item or scope that has not been fully selected or defined. For example, a proposal may include an amount for tile pending your final selection. Ask what the allowance covers—materials, labor, delivery, or other costs—and how differences will be reconciled. Choosing items above the included amount can change the project total.

How can I keep my renovation within budget?

Define your priorities, resolve major layout decisions, and make key selections before construction reaches the affected work. Review allowances and exclusions so the proposal reflects your expectations. If the scope exceeds the budget, discuss which features could be simplified or phased. A realistic contingency also helps you prepare for conditions that could not be confirmed before demolition.

What happens if I request a change during construction?

A change may affect materials already ordered, work already completed, trade coordination, and the schedule. We discuss the requested revision and its implications so the scope, pricing, and timing can be documented for approval before the changed work proceeds. Even a small visible change can affect work behind the finishes, so raise questions as early as possible.

Scheduling and Construction

How long does a remodeling project take?

The timeline depends on the scope, design readiness, material availability, required reviews, inspections, and existing conditions. A single-room update and a whole-home renovation need different schedules. Planning time and active construction time should be discussed separately. Once the project is sufficiently defined, we can discuss the expected sequence and the decisions needed to keep it moving.

How far in advance should I contact a contractor?

Contact us while you are defining the project, particularly if you have a seasonal return date, business opening, or association construction window. Drawings, selections, reviews, and procurement may need attention before on-site work can begin. Sharing your desired completion date early helps us discuss whether the available time fits the proposed scope.

Can I stay in my home during a renovation?

Sometimes, but it depends on which rooms are affected, access, utility interruptions, dust, noise, and the work sequence. A project involving the only bathroom or the entire kitchen requires different arrangements from work in an isolated room. We discuss occupancy during planning so you can prepare for temporary living, cooking, or access needs.

Do I need a permit to remodel in Naples or Marco Island?

Permit requirements depend on the property’s jurisdiction and the exact work. Structural changes and work involving building systems may require review, and there is no single answer that applies to every remodel. We identify the applicable permitting needs during project planning and confirm the agreed responsibilities. Do not assume that keeping the same layout automatically makes a project exempt.

What happens if demolition reveals an unexpected problem?

Opening walls or removing finishes can reveal conditions that were not visible during the initial review. We discuss the findings, any additional evaluation needed, and the proposed response. If the condition changes the agreed scope, its cost and schedule implications need to be addressed before the affected work continues. This is one reason to include a contingency in your planning.

Can you work with me if I live out of state?

We can discuss projects with owners who are away from the property. Access, selections, communication, and decision-making arrangements should be established before construction begins. Let us know when you expect to visit or return, who can provide access, and how you prefer to review project decisions.

Kitchen and Bathroom Remodeling

Should I keep my kitchen layout or change it?

Keep the layout if it supports the way you cook, gather, and store everyday items. Consider changing it when a specific problem—such as limited preparation space or interrupted circulation—cannot be resolved through cabinetry and storage improvements alone. We review the benefit of a layout change alongside its construction implications. Explore our kitchen remodeling services.

Should I choose appliances before ordering kitchen cabinets?

Appliance specifications should be coordinated with the cabinet plan before cabinet dimensions and openings are finalized. Refrigerator clearances, cooking equipment, ventilation, and dishwasher placement can influence the layout and related trade work. Share the models you are considering early, and coordinate purchasing responsibilities and installation requirements before placing orders.

Can you convert a bathtub into a walk-in shower?

We can evaluate a tub-to-shower conversion as part of a bathroom remodel. The available space, drain location, floor construction, moisture protection, and desired enclosure help determine the scope. Tell us whether your priority is more room, easier cleaning, or improved access. Visit our bathroom remodeling page for the broader service scope.

What should I consider beyond tile and fixtures in a bathroom remodel?

Consider storage, lighting, ventilation, clearances, substrate preparation, waterproofing, and how the shower or tub area is constructed. These details influence how the room functions and how the finishes perform. If accessibility is a priority, discuss seating, support locations, and entry design early so they can be evaluated as part of the overall plan.

Condo Renovations

How is condo remodeling different from renovating a house?

A condo renovation takes place within a shared building. Association guidelines, elevator reservations, deliveries, construction hours, common-area protection, and shared systems can affect the scope and schedule. We review these considerations along with the work inside the unit. Our condo remodeling services address both the interior project and building logistics.

What should I ask my condo association before planning a renovation?

Request the current renovation guidelines, approval process, construction calendar, insurance-document requirements, and rules for deliveries and elevator use. Ask about flooring and sound-control specifications, as well as restrictions affecting the work you are considering. Providing this information early helps avoid selecting materials or planning a sequence that conflicts with building requirements.

Can I remove a wall or move plumbing in my condo?

Possibly, but feasibility needs to be evaluated before the change is treated as part of the final plan. Structural elements, shared building systems, existing utilities, association requirements, and applicable reviews can limit what is possible. A wall’s appearance alone does not establish whether it can be removed. Share existing plans and your proposed layout so the necessary evaluation can be discussed.

Can my condo renovation be completed while I am away for the season?

That may be possible if the scope, building construction window, materials, and schedule align. We also need arrangements for access and timely owner decisions. Tell us your departure and return dates at the beginning, and provide the association’s scheduling rules. A seasonal deadline should be evaluated against the whole project, including preparation before construction starts.

Home Additions and New Construction

Should I remodel my existing home or build an addition?

Start with the problem you want to solve. If the home has enough area but an inefficient layout, remodeling may improve how it functions. If essential rooms or usable space are missing, an addition may be worth evaluating. The property, budget, and connection to the existing structure influence the decision. Compare our whole-home remodelingand home addition services.

How do I find out whether an addition is feasible?

Begin with your survey, available plans, and a description of the space you need. Site constraints, existing construction, utilities, and applicable reviews must be considered before the design is finalized. We can discuss the appropriate next steps with your design professionals. The amount of open yard alone does not determine whether a proposed addition can be built.

Do you build custom homes in Naples and Southwest Florida?

Yes. We provide general contracting for custom homes, coordinating with homeowners and their design professionals as the project develops. Whether you have preliminary concepts or completed construction drawings, share the site information, budget range, and priorities so we can discuss the next step. Learn more about our custom home construction services.

Can you work with my architect or interior designer?

Yes. We can coordinate with your selected architect, engineer, interior designer, and other consultants within the agreed scope. Clear responsibilities help connect design decisions with pricing, procurement, and construction. Share the latest drawings and identify any selections or details still in development so the team can work from consistent information.

What is included in ground-up construction?

Depending on the agreement, ground-up construction may include project preparation, site work, foundations, structural construction, building systems, interiors, exterior finishes, inspections, and closeout. We review the available plans and define responsibilities before construction begins. Our ground-up construction page explains how we approach residential and commercial new-build projects.

Can you advise me before I commit to a construction project?

Yes. Our GC consulting engagements can focus on scope review, proposal comparisons, preliminary budget discussions, sequencing, or other agreed questions. The review and deliverables are defined before the engagement starts. Consulting does not automatically include managing construction; those responsibilities are discussed separately if needed. Explore GC consulting.

Commercial and Community Projects

Do you handle commercial remodeling and tenant improvements?

Yes. We review office renovations, tenant build-outs, layout improvements, restrooms, employee areas, and related finish or building-system work. Provide the intended use, existing plans, landlord requirements, and any opening-date goals. Those details help define the scope and construction sequence. Learn more about commercial remodeling.

Can my business remain open during construction?

That depends on the work areas, access, utility interruptions, and operating conditions. Some renovations can be phased; others require temporary closures. We discuss customer and employee access, deliveries, and the affected spaces before establishing the sequence. Keeping every area open throughout construction should not be assumed when setting the project schedule.

Do you work with property managers, condo boards, and HOAs?

Yes. We review common-area improvements and broader renovation scopes for managed properties and communities. Projects may include lobbies, corridors, shared interiors, restrooms, and related property upgrades. Clear scope documents, a designated decision-maker, and early access planning help organize the work. Explore our common-area renovation services.

What should a property manager send when requesting a construction proposal?

Send the property location, scope or specifications, photos, available drawings, and the desired bid or budget-review date. Include work-hour restrictions, resident-access needs, and any known phasing requirements. If the scope is still developing, identify which decisions remain open so we can discuss what is needed for a useful proposal.
